When a home fails to sell, 99.9% of the time it's because it is overpriced from the beginning. Many people list their home well above its market value, thinking that doing so will leave plenty of room for negotiation. The problem with overpricing is it often scares buyers away, so a negotiation never even takes place.

It's crucial to remember that the first
two weeks and the first 30 days are the most crucial times for being on the market. Most likely, during this time, the people who are looking in your price range will have had time to take a look at your home; if it's overpriced, you're going to attract the wrong buyers! Once your home sits on the market for an extended period of time, buyers start to wonder whether something is wrong with the property.
