The busy spring real estate market is in full swing here in the Porter Ranch area. Since many people are getting ready to sell their homes, we thought now would be a great time to discuss what to avoid when listing your home.

When a home fails to sell, 99.9% of the time it's because it is overpriced from the beginning. Many people list their home well above its market value, thinking that doing so will leave plenty of room for negotiation. The problem with overpricing is it often scares buyers away, so a negotiation never even takes place.

It's crucial to remember that the first
two weeks and the first 30 days are the most crucial times for being on the market. Most likely, during this time, the people who are looking in your price range will have had time to take a look at your home; if it's overpriced, you're going to attract the wrong buyers! Once your home sits on the market for an extended period of time, buyers start to wonder whether something is wrong with the property.

Why Can't You Trust Zillow and Trulia Right Now?

Today, we want to discuss the important topic of recent changes to Internet portals.

Back in January, it was announced that ListHub, which is owned by a company called Move Inc., would be terminating their contract with Zillow and Trulia. This is interesting because all of Zillow and Trulia's Internet data came from ListHub, a third-party data exchange. Without ListHub, Zillow and Trulia would be unable to receive any information from the Multiple Listing Service.

After ListHub terminated the contract, all of our active listing were deleted from Zillow and Trulia. This happened in early April, and it was determined that between 300,000 and 500,000 listings were missing from those sites on April 7. As a result, Zillow and Trulia were scrambling to get feeds from the MLS, but it hasn't yet happened all over the country.

As an agent, it is now our 
responsibility to upload each listing manually to Zillow and Trulia. This is a labor-intensive process, as Trulia makes you upload photos for each listing separately, which is very time consuming. If you're a buyer who is looking online, you need to be aware that these sites are even more outdated and inaccurate than before! Some listings won't show up in buyer's searches, so you need to reach out to a real estate professional to get the best results.
